SBY Advises Baytree and AXA on Northampton Acquisition

SBY Real Estate has advised Baytree Logistics Properties and AXA IM Alts on the acquisition of the former iPSL site at 100 Pavilion Drive, Brackmills, Northampton.

The 10-acre site will be redeveloped to deliver Baytree Northampton – a 191,459 sq ft Grade A logistics facility available from Summer 2026.

Located on Brackmills Industrial Estate, one of the UK’s premier logistics hubs, the scheme will provide best-in-class specification including:

  • 16 dock loading doors and 4 level access doors
  • 15m clear internal height
  • 153 car spaces and 32 HGV spaces
  • 50m yard depth

The development will also target BREEAM Outstanding and EPC A+, incorporating advanced sustainability features such as solar PV, air source heat pumps, rainwater harvesting, EV charging and Baytree’s bespoke Smartscan portal for energy and environmental optimisation.

This acquisition underlines Baytree and AXA’s commitment to delivering highly sustainable logistics assets in prime locations, and SBY is proud to have supported them on this transaction.
